Facilities Preventive Maintenance (PM) Procedure Development

Applied Performance Strategies, Inc. (APS) is a small, veteran-owned Maryland technical services company incorporated in 1994.  APS provides professional consulting services to industries and facility operators to develop cost-effective preventive maintenance (PM) programs and procedures that:

  • Prolong equipment life

  • Increase equipment and facility energy efficiency

  • Improve system and equipment performance and availability

  • Reduce spare parts inventory requirements

  • Improve personnel and environmental safety

Our clients include Anheuser-Busch, ExxonMobil, Gerber Foods, Carpenter Technology, Verenium Biofuels, ConAgra Foods, Unilever, Nycomed Pharmaceutical, and many others.  Most of our technical personnel have over 20 years of direct, hands-on experience with the operations, maintenance and management of facility equipment and process systems.  APS brings this level of experience and expertise along with creativity, imagination and responsiveness to every project.

APS’ Approach to Preventive Maintenance

APS researches equipment vendor technical literature and other documentation such as industry standards and Government regulations to identify required or appropriate preventive and predictive maintenance tasks and performance frequencies.  Based on our research and good engineering judgment, APS develops equipment-specific procedures that include:

  • Specific action steps for the performance of each PM task

  • Information or data to be recorded during the performance of the task

  • Appropriate warnings or cautions relating to specific equipment

  • Acceptance criteria and actions to be taken upon out of specification results

  • Special tools and equipment needed for PM performance

  • Recommended performance frequency of the PM

APS has developed facility inspection and PM procedures for the following equipment:

  • Air Handling Units

  • Fans & Blowers

  • HVAC Chiller Units & Compressors

  • Condensers

  • Packaged Heating & Cooling Units

  • Hydronic Heating Systems

  • Natural & Forced Draft Cooling Towers

  • Fire Pumps & Fire Protection Systems

  • Fire Extinguishers & Safety Equipment

  • Fire Doors & Dampers

  • Automatic Doors & Turnstiles

  • Automatic Garage Door/Grille Operators

  • Steam Boilers & Hot Water Generators

  • Heating Units & Heat Exchangers

  • Air Compressors & Air Dryers

  • Pumps & Compressors

  • Plumbing Systems & Equipment

  • Power & Lighting Systems

  • Electrical Distribution & Control

  • Auxiliary Power Generators

  • Solar Heating Systems

  • Communication & Security Systems

  • Sanitation Systems & Equipment

  • Parking Garage Ventilation Systems

APS will design and develop a preventive maintenance program that meets the needs of your facility and your maintenance personnel.  APS’ PMs are well written and clearly illustrated to ensure accurate task performance.  APS can also assist with the development of an overall PM program and schedule.
